There are several important issues to know before you hire your home inspector. When licensing went into effect in July of 2011 there were approximately 5000 licenses issued. To date there are over 8000 licensed home inspectors in the state of Florida. A lot of these were done through last minute schools that found loop holes in the system to push students through. Just as with any other profession, such as electricians, auto mechanics, HVAC contractors, etc, which I am sure all of you have used at one time or another, not all licensed home inspectors are the same. You need to find out about their experience, how long have they been in business, are they part time or full time inspectors, time spent on the inspection, turn around time for reports, type of reporting system used, and what exactly are they going to inspect and how are they going to inspect it. It is always a good idea to ask for a copy of a report so you can get a better understanding of the inspector and what type of reports he generates.
