Florida Home Inspection Team is a state licensed home inspection company servicing Miami-Dade and Broward Counties. I am a proud member of FABI (Florida Association of Building Inspectors), have been certified as a Master Professional inspector, and currently serve on the board of directors. You have just put in an offer on your new home. Once you signed your contract the clock starts ticking. Certain things, like the appraisal, survey, and home inspections have to be done within a certain time period. Here at Florida Home Inspection Team Inc, our job is to thoroughly inspect your home and alert you to any deficiencies, whether large or small, that need to be addressed. Some items will be maintenance issues, some issues will be minor in nature, but some could be major issues that need immediate attention. There may be areas that need further investigation, prior to closing, that need to be investigated to determine the extent of damage. Our reports should be read by both our clients and their Realtors and / or real estate attorneys. The report help assist in your understanding of the condition of the home, and can be used to try and negotiate a lower price (if there are major issues) or can even be used to back out of the contract if the seller is not willing to make any concessions.

There are several important issues to know before you hire your home inspector. When licensing went into effect in July of 2011 there were approximately 5000 licenses issued. A lot of these were done through last minute schools that found loop holes in the system to push students through. Just as with any other profession, such as electricians, auto mechanics, HVAC contractors,  etc, which I am sure all of you have used at one time or another, not all licensed home inspectors are the same. You need to find out about their experience, how long have they been in business, are they part time or full time inspectors, time spent on the inspection, turn around time for reports, type of reporting system used, and what exactly are they going to inspect and how are they going to inspect it. It is always a good idea to ask for a copy of a report so you can get a better understanding of the inspector and what type of reports he generates.

As 2013 came to a close, the state has started to publish their standard of practice. As of today, January 2, 2014 they are still a work in progress and do not cover all of the issues of a home. I continue to follow the FABI standards of practice . They cover all of the items listed in the state standards and are more restrictive. We inspect every home as if it were to be our own.

A home is like a car, but on a much larger scale. It constantly needs care, and items need to be fixed, upgraded, or replaced. Florida Home Inspection Team Inc will let you know what condition your home is in, give you an idea of when item are at the end of their prospective life span, and let you know of problem areas that may need further investigation to determine potential problems.
