There seems to be a lot of misunderstanding as to when inspection reports are to be delivered. Lately I have had a lot of people expecting them the same day as the inspection or directly after the inspection. I do not know if this is coming from the realtors or from the inspection industry. i do know that many inspectors will deliver reports on site or within an hour of getting back to their office. Those reports are basically not more than the old check list style reports that were dont before reporting software. Technology has just made them look a little better – neater and with added pictures.
I am not one of those inspectors. It takes time to write a report, just as it takes time to inspect a home. These are two things that should not be rushed. No two houses are the same and no two reports should be the same. Many times there is information that needs to be looked up, like serial numbers, installation instructions, permits and permit information, or code citations to verify if something was installed correctly. These are things that cannot be rushed.
If you are looking for a quick cheap report, then I suggest you hire someone who will give you what you want when you want it. But if you want a thorough well written report then plan your inspection properly to give your inspection company time to conduct the reasearch needed. Do not wait until he last day of your inspection period to have your inspection. In the long run it may wind up costing you more than your bargained for.
